Home building process

1. Preparation and Research

Consider your budget, desired location, size of the home, architectural style, and any specific features you want.

Secure financing: Determine your budget and arrange financing with a lender. The benefit with Pragma’s Full-Turn-Key offer is that you only pay 10% deposit and then the balance upon completion of the build.

2. Design phase

Pragma’s Design Team takes into consideration factors like layout, room sizes, flow, natural light, energy efficiency, and aesthetic preferences, when they design a variety of houses within subdivisions.

3. Permitting and Approvals

Obtaining necessary permits and approvals from local government authorities, including zoning permits, building permits, environmental permits, and homeowner association approvals, are all part of the service Pragma Homes offers.

4. Site Preparation and Foundation

Clear the building site of any debris, trees, or obstructions.

Excavate the site and prepare the foundation according to the architectural plans. 

Foundation work is crucial, as it provides the structural support for your home.

5. Construction

Framing: The skeleton of your home is built using treated NZ timber framing materials.

Exterior work: This includes installing the roof, windows, doors, siding, and exterior finishes.

Interior work: Wiring, plumbing, insulation, drywall, and interior finishes such as flooring, cabinetry, countertops, and paint are installed.

Final touches: Fixtures, appliances, lighting, and other finishing touches like landscaping are added to complete the home.

6. Inspections

Inspectors from the City Council will visit the site at various stages of construction to ensure compliance with building codes and regulations.

Inspections typically cover the foundation, framing, electrical, plumbing, and overall safety of the home.

7. Final Walkthrough and Closing

After completion of your new home, you will have the opportunity to carry out a pre-settlement walkthrough with a Pragma representative, to inspect the completed home and identify any deficiencies or issues that need to be addressed.

Once any outstanding items are resolved, you'll settle and take possession of your new home.

8. Post-Construction

Enjoy your new home and address any warranty issues that may arise. Pragma Homes offers a one-year maintenance warranty period during which we will address any defects or issues with the home.

An additional 10-year structural guarantee is standard on all our builds.
